The One Holland Village Residences has once again topped the list of private condos with a new record psf-price high during the period of Feb 16 to 21. This achievement was made possible by the sale of a three-bedroom unit at the development for a whopping $3,781 psf on Feb 17. The luxurious unit, spanning 1,238sq ft, was sold for a staggering $4.68 million and marks the first transaction of the year at the 99-year leasehold project.The sellers of this unit, located on the 25th floor, had originally bought it from the developers in November 2023 for $4.19 million or $3,385 psf. This means they have made a profit of approximately $490,000 from this sale. This sale also surpasses the previous record-breaking price of $3,426 psf, which was set by the developer in August 2022 when they sold a four-bedroom unit measuring 2,088 sq ft for $7.15 million. The One Holland Village Residences is a luxurious development located along Holland Village Way. It comprises a total of 296 units, including one-bedroom units measuring 484 sq ft, two-bedroom units measuring between 689 sq ft and 1,087 sq ft, and three-bedroom units measuring 1,098 sq ft to 1,281 sq ft. It also features nine four-bedroom units measuring between 2,088 sq ft and 3,358 sq ft, as well as four five-bedroom units measuring 3,455 sq ft each. Since its launch in 2019, all units have been fully sold out according to Urban Redevelopment Authority (URA) caveats. The most expensive unit sold at the development was a five-bedroom apartment measuring 3,455 sq ft, which was sold for an impressive $11.4 million or $3,300 psf. This latest transaction marks the first at the One Holland Village Residences since August 2023, when a two-bedroom unit measuring 1,087 sq ft was sold by the developer for $2.98 million or $2,741 psf.The development, which is set to be completed in November 2029, enjoys a prime location within a four-minute walk from the Holland Village MRT Station and is close to the bustling One Holland Village hub. In second place on the list is the boutique condo Hill House, which saw a new record psf-price high of $3,402 psf on Feb 21, when a two-bedroom unit measuring 452 sq ft on the ninth floor was sold for $1.538 million. This new record was set four days after Hill House achieved a high of $3,398 psf on Feb 16, from the sale of another two-bedroom unit measuring 452 sq ft on the eighth floor for $1.536 million. Hill House is a 72-unit, 999-year leasehold boutique condo located in District 9, at the top of Institution Hill off River Valley Road. It consists of 40 one-bedroom units measuring 431 sq ft, 24 two-bedroom units measuring between 452 sq ft and 624 sq ft, and eight three-bedroom apartments measuring 753 sq ft each. Including the record-breaking transaction, nine units at Hill House have been sold since the start of the year, at an average price of $3,213 psf. The condo is within a five-minute walk from the River Valley Primary School and is close to shopping malls such as New Bahru. Scheduled for completion in 3Q2026, it is currently under construction. The third spot on the list has been taken by Chuan Park, located along Lorong Chuan, with a staggering $2,785 psf after a two-bedroom apartment measuring 732 sq ft on the 20th floor was sold for $2.04 million on Feb 19. This sale has barely edged out the development’s previous record of $2,765 psf, which was set back in November 2023 when a two-bedroom unit measuring 743 sq ft was sold for $2.05 million. Chuan Park, located in District 19, comprises of 916 units, ranging from two- to five-bedroom apartments measuring between 700 sq ft to 1,841 sq ft. It has been able to sell 744 units (81%) at an average price of $2,589 psf since its launch back in November 2024. The development, which is currently under construction, is expected to be completed in 2028. Chuan Park is a stone’s throw away from the Lorong Chuan MRT Station on the Circle Line and is within three minutes of the Nanyang Junior College.
