Guocoland Sells 92 Units Springleaf Residence Average Price 2175 Psf

Springleaf Residence set to be the first high-rise private condominium in Springleaf area

Joint developers GuocoLand and Hong Leong have successfully sold 870 out of 941 units at Springleaf Residence within the first two days of its launch on August 15 and 16. The average selling price was $2,175psf.

Almost all of the two-bedroom units in the five 25-storey towers of Springleaf Residence have been snatched up, with 95% of the three-bedroom units and four-bedroom units also sold. 45% of the five-bedroom units have also been taken.

The strong demand for units at Springleaf Residence is reflective of the market’s confidence in the growth potential of the Springleaf area, in line with URA’s vision of creating a vibrant neighbourhood that seamlessly integrates urban living with natural spaces. Dora Chng, residential director of GuocoLand, has expressed her excitement about the start of the area’s transformation into one of Singapore’s most desirable residential enclaves, building on the success that was achieved at the Lentor Hills estate.

Springleaf Residence boasts an ideal location, being less than a two-minute sheltered walk from the Springleaf MRT station on the Thomson-East Coast Line. Prices for units at Springleaf Residence began at $860,000 for a 388 sq ft one-bedroom unit, with two-bedroom units starting from approximately $1.08 million, three-bedroom units from $1.62 million, and four-bedroom units from $2.45 million. According to Kelvin Fong, CEO of PropNex, the project has been priced with sensitivity towards the current market, with majority of the units falling below $2.5 million – a price range that is accessible to a wide spectrum of buyers.

Fong also noted that the average price of $2,175 psf at Springleaf Residence is a compelling deal when compared to the recent transacted prices of new mass-market homes. Based on caveats lodged, the average unit price for new non-landed private homes sold in the Outside Central Region (excluding executive condos) was nearly $2,320 psf from January to August 10, 2025.

Nearly all of the buyers were Singaporeans and permanent residents, with a diverse mix of singles, young couples, families, and multi-generational households. Marcus Chu, CEO of ERA Singapore, added that buyers also include local private property residents in the Springleaf area, and HDB upgraders from the nearby estates. According to research and market intelligence conducted by ERA, between 2022 and 2025, around 4,800 flats in neighbouring HDB estates would have reached their minimum occupation period.

In the conservation block of Springleaf Residence, 20 out of 32 units have been sold, with all eight one- and two-bedroom units being snapped up. Out of the 16 three-bedroom units, four have already been sold, with 12 remaining units available. Mohan Sandrasegeran, SRI head of research, noted that these units are highly sought-after due to their unique location and charm. He further shared that some units in the conserved block are noticeably more spacious than their counterparts in the main towers, providing buyers with a rare opportunity to experience both historical architecture and contemporary living.

Sandrasegeran further added that the key appeal of Springleaf Residence is its seamless integration with nature and community spaces, offering buyers a distinctive lifestyle that values identity, design, and a closer connection to home.

Springleaf Residence is situated next to the largest nature reserve in Singapore and is only a two-minute walk from Springleaf MRT station. Residents of Springleaf Residence will have easy access to Orchard Road, the CBD, Changi Airport, and Johor Bahru via the Thomson-East Coast Line.

ERA’s Chu mentioned that evidence has shown that mega-developments near MRT stations yield strong returns for early buyers.

The strong sales at Springleaf Residence is expected to instill confidence in developers for the Upper Thomson Road (Parcel A) land sale tender that is due to close on October 23. Mark Yip, CEO of Huttons Asia, expects up to five bids at a range of $900 to $1,000 psft per plot ratio.

Based on its sales performance, Springleaf Residence is now the second best-selling project by number of units sold in 2025, after ParkTown Residences, where 1,041 out of 1,193 units were sold during its launch in February 2025.
